Listing Agent Role

I am Jette Ferguson here on a casual day. I am a broker-associate, realtor here at Sotheby's International Realty. I know of 185 items, but I will not make it to 100. We are often interviewed and competing with multiple realtors for a listing appointment. A listing agent should bring information showing that they have done their market research and know the market in that city - including experience with city reports, sewer lateral requirements, and short term rental requirements. Prior to meeting a homeowner to view the home, I verify that the public title records show the seller as the legal owner. About 20% of the time minor title corrections are necessary. I recommend Heather Tremper, Old Republic Title Company in Monterey, California. Her experience surpasses all others I know. A listing appointment includes viewing the home to deeply understand the value. It includes carefully listening to the seller to determine the reason they are selling. There have been times after learning more from the seller that I recommend another option - a reverse mortgage, or renting out their home. It all depends on their goals and needs because as their agent, my fiduciary duty will be to them. I recently suggested a seller to rent her home instead of selling. She is purchasing a home in Washington State and thanked me profusely for my recommendation. She promised (and I believe her) to work with me when she decides to sell. There were a variety of reasons why I recommended not selling in her case, including the likelihood of her returning to the area. I did not want her priced out of the market and unable to return if she does not like Washington. That was a lengthy segway. ;) I always check with the city on past reports to determine past permits to know if the home was added to legally, etc. I am extremely aware of city requirements throughout the Monterey Peninsula. For example, Pacific Grove requires a sewer inspection in addition to their city report. In 2019 Monterey city began requiring this and in 2020, Carmel followed. I expect Seaside and Marina to be in that line soon enough. Listing agents should also research property types - is it a residential zone or are you able to provide for a use permit. Also, we want to know if it allows for multi-family property - this makes it more or less valuable depending on a buyers goal. We often find title issues that need resolving prior to conveying the property, other times we discover a second lot that is owned under a different parcel number. I cringe when I see for sale by owners because there are so many issues that could harm them financially if they are not aware of them. I recommend seller inspections, beyond the required city report. Home and Termite inspections are important. The seller should always know of all issues before the buyer or they will end up spending more money or earning a lower net return. In addition, having inspections upfront - it shows the seller's transparency in showing a buyer what they are selling plus it saves a lot of time since more than 60% of the buyers go with seller inspections. We coordinate inspections, are fluent in the school district associated with the home because schools affect market value. What else should a listing agent do at an interview? We bring our resume, cma, testimonials - we have a host of clients who love chatting about us to tell about their experience as a seller. We discuss competing listings, homes currently in escrow that will become "comp's" and also recent home sales prices and how they compare to the seller's home. Every realtor, even at the same brokerage, offers their own specialty, neighborhood experience, price-point, number of homes sold per month and year. I add value to my sellers through education - my Master's Degree in Business, business experience at Director level, and CRS - Certified Residential Specialist Certification (like a Master's Degree in Real Estate - fewer than 1% of realtors are able to achieve this as it is based on education and also number of transactions showing years of experience and success.) We discuss, facebook, twitter, instagram, our Jette TV Youtube channel, our website, videos, zillow, marketing, our blog, and of course the premier Sotheby's Realty website driving 2 Million buyers to our website. We explain to sellers how to bring them top dollar for their home - from curb appeal suggestions to light or full staging opportunities. Print material is an important part of marketing from flyer design to handouts. This is all before processing the negotiations, marketing, and paperwork. I also discuss home security and preparation for open houses and showings. My expertise is Marketing and Negotiating which I can do from anywhere. COVID-19 Recipe

I hope you and your families are safe and well during this challenging time. While it is frustrating and we have recreated real estate more than 100 times these past 4 weeks, I am thankful for the time with family. Additionally, our dogs and bunnies have never been happier with mom and dad working from home.

I believe there are positive outcomes in every situation – over time. I have had more time to contemplate our blessings, more time with Kurt, our neighbors on our street step outside to wave to one another 2 days a week, and we have both exercised a bit more. I am limiting my news watching to one hour a day now as it is exhausting. We continue finding new things on Netflix too. I have enjoyed long conversations with clients that I have not been able to enjoy in the recent past. Cynthia and I are finally creating a team training manual and learning the back-end of our website and other technologies. Of course, most of you know my first failed Zoom Meeting—it was on Facebook after all—Call me and I’ll tell you all about it!

For those of you who know me well, you know I am not a great cook. My husband Kurt is the chef and makes the most amazing meals, especially during lock-down.  But, I have had time to explore and truthfully, if I worked less, I would love cooking—do not tell Kurt this or it will spoil my 17 year motto “that I cannot cook”. ;)

Today, I woke up early wanting to share an easy, healthy recipe that also helps your body to keep inflammation down. It is from Dr. Amy Myers, MD – The Autoimmune Solution.  Several in my family suffer from inflammation – autoimmune issues and compromised immune systems – including me. Since the Corona Virus attacks those with low immune systems and/or other issues, I woke up today wanting to share the book and a recipe that supports a healthy (low inflammation) immune system.

RECIPE:

This is one of my favorites – Turkey-Butternut Squash Hash. I also make a sweet potato hash that is wonderful and easy – you can replace butternut squash with sweet potato if you prefer. You can use any meat as well.  In a skillet, heat avocado oil, onion, garlic over medium heat. Saute’ until the onion and garlic are soft – yes, even I can do this!

Now, add the squash (or sweet potato) and apple. Cook, stirring occasionally, for 5-7 minutes (or until the apples are cooked through and the squash is soft. Push this to one side of the pan and then add the ground turkey – (you can reheat other meat from refrigerator if already cooked). Once the turkey starts to turn more white (loses the pink color) then, stir in the kale, mix everything up well and cover the pan with a lid. Cook about 5 minutes or until the kale is wilted. Season with salt and pepper before serving.

INGREDIENTS:

1 tablespoon Avocado Oil 1 pound of ground turkey 1 onion, chopped

6 packed cups of kale leaves 1 garlic clove, minced 1 butternut squash, chopped

1 apple cored and chopped *Fine Sea Salt and Fresh Ground Black Pepper to Taste

 

                      

 

On Easter Day, Kurt cooked this beautiful lamb dinner and Jette walked the neighborhood as a spring flower.

Wills vs. Trusts

Kyle Krasa,, Krasa Law is interviewed by Jette Ferguson - She tries to throw off Kyle. Jette mentions clients wanting to buy a cheap online trust and Jette has seen disasters result. She asks Kyle Krasa and he mentions situations usually are not simple - and even if their situation is simple - the law is not simple - you must navigate through things like the California probate code, Internal revenue code, treasury regulations,civil code and all kinds of different areas of the law that must be navigated properly. Jette mentioned the size of her "simple" trust and Kyle explains what is needed in a trust - addressing every possible law, every contingency - who will survive us, who will remain married,

Kyle mentioned basic mistakes that an attorney would catch quickly but is offered on online trusts and how there is simply no way to navigate the many items - many of these trusts end up in probate court anyway.
